What’s up with this Housing Market in Phoenix, Arizona?
What’s going on? I thought we were in a housing slump but prices have gone up approximately 25% Valley-wide?! There are multiple offers on properties? I thought home buyers could still make under list price offers on properties and still expect to win the property? No? What about all the foreclosures that the banks are going to dump on us? Won’t there be more inventory soon?

I received this message from Megan Schaff (Star Buyer Agent for The Halle Group) the other day:
Hey Katie – My buyer just got his appraisal back today. His offer is in for $275,000 and the house appraised at $295,000!!! I am so excited that the market is finally catching up! He was so excited when I shared this news with him mainly because he was leery at first to buy right now due to his perception of the market. He wanted to get a ‘good deal’ on a house and I’m pretty sure I delivered on that.

Yesterday practically the very same thing happened to one of my home buyers on a home in Phoenix. The offer on the property (which was an over list price offer already) was accepted at $230k. The appraisal arrived yesterday with an appraised value of $250k. My buyers are walking into instant equity and I couldn’t be happier for them!
Last week I listed this property (see link below). I received multiple offers not four hours after listing it. It’s now under contract with non-refundable earnest money, appraisal contingency waived, and the offer price is well over the list price.
Nice condo in gated community with community pool. Great location close to the Point Hilton, Biltmore and the Camelback Corridor. Easy Access to the 51 Freeway. Short Sale.

We currently have just barely 2 months supply of inventory in our MLS. Our market is more active now than its been in years. Compare this to a year ago and we have about a 1/4 as many homes available. Nice, and even the not so nice, homes are sold very quickly if they are priced appropriately to begin with.
1) If you or anyone you know are considering selling please contact us! You can get top dollar in most cases for your home if it is in good condition. Now don’t misunderstand this statement thinking that you will get some ridiculous amount of money like 5 years ago, but you will get more for your home now, than in the past couple of years. It is likely that we would get multiple offers and we haven’t seen that in years either.
***This is a GREAT time to short sale your property if you are experiencing financial difficulty or if your home is underwater. The short sale process has become more streamlined thus more efficient and takes less time to negotiate and close. Plus, buyers and investors are NOT shying away from them anymore. 2) If you or anyone you know are considering buying your next home, contact me as well! Prices, while they are going up, are still the lowest they’ve been in some time and this window of opportunity may not be open for long. There are great buys in that market as well and you wouldn’t believe what technological construction advances have been made in the last few years!

As far as the “shadow inventory” and all of these foreclosures that are supposed to be dumped on the Phoenix area… Google Phoenix shadow foreclosure inventory. You’ll notice that people have been talking about this since 2008 and we haven’t experienced any major “dumping” yet. If you are holding on and hoping this will happen, you might want to consider what that costs you. If it doesn’t happen, you are either not going to be a homeowner or you are going to pay more for less house than you could purchase for today. If it does happen, prices still may be higher than they are today and who knows if they will come back down. The inventory levels are so low now that there are many buyers left without homes. If the rumor is true and the homes are released and flood the market, I guarantee they’ll be buyers and investors that will snap them up quickly. I say….bring on the foreclosures! I have buyers that need homes!
